Home-inspection report vs. laboratory results: plan for both timelines
Kerwin provides same-day home-inspection reports, while mold and air-quality laboratory results can take 2–4 business days. Those are separate deliverables. If you request a home inspection and laboratory testing together, do not expect the laboratory results to arrive with the home report on the inspection day.

The practical takeaway
Before you decide
Match each service to its own deliverable and confirmed timeline. Tell Kerwin about your decision deadline before booking, especially when laboratory results are part of the information you need.
What does “same-day report” apply to?
The company’s same-day commitment applies to home-inspection reports. It should not be extended to laboratory-dependent mold or air-quality results, nor treated as a published turnaround for every specialty or insurance document.
When comparing services, name the deliverable rather than asking only “How fast is the inspection?” The appointment date, a home report and a laboratory result are different parts of your planning. A service can be scheduled on a date without every requested result being available that day.
How long do mold and air-quality laboratory results take?
Kerwin’s laboratory-result guidance is 2–4 business days. That is not a calendar-day promise and should not be converted into a guaranteed result date without discussing the actual request.
If your decision depends on the result, say so before you request an appointment. Ask how the laboratory timeline fits that decision. This article does not promise an expedited service, a named laboratory or a particular laboratory process.
What happens if you request both services?
Plan for two pieces of information: the home-inspection report and any separately requested laboratory results. Receiving the home report does not mean the laboratory-dependent part of your inquiry is complete.
It also does not mean that mold or air-quality testing is automatically included in the purchase inspection. Identify each service in your inquiry, discuss whether testing is useful for the concern, and confirm the scope and total quote. EPA notes that mold sampling is unnecessary in most cases when mold is already visible.
What about insurance, termite or sewer-scope reports?
Confirm the delivery timeline for those specific services before booking. The same-day home-report commitment is not a promise of same-day four-point, wind-mitigation, termite or sewer-scope documents. Ask about the requested new-construction service separately as well.
For insurance work, ask the insurer for its required form, acceptable report age, acceptance requirements and submission deadline. A report arriving quickly does not by itself mean the insurer will accept it. Current instructions matter as much as timing.
What should you do if your purchase deadline is close?
Give Kerwin the actual deadline when you inquire, rather than only a preferred appointment date. Identify which information must be available for the decision. The company can then discuss the requested service and timing with you before booking.
If a contract or insurance deadline may need to change, speak with the relevant transaction or insurance professional. Do not assume submitting an inspection request pauses a deadline or confirms that every result can arrive in time.
- List the services you want to discuss and the deliverable needed from each.
- Share the property details, access arrangements and actual decision deadline.
- Confirm same-day home-report delivery separately from laboratory timing.
- Confirm timing for each insurance or specialty document.
- Ask who will follow up with the quote and appointment confirmation.
Does submitting the online request confirm the inspection?
No. Kerwin’s request form requires your name, phone number and email. Property, service and notes are optional. The company follows up to discuss scope, the quote and scheduling; sending a request does not confirm an appointment.
If a deadline is important, include it in the request and discuss it directly. Having a realistic plan for the correct deliverables is more useful than relying on a broad “same-day” label.
Common questions
Frequently asked questions
Are mold results included in the same-day home report?
Do not expect laboratory results on the home-inspection report timeline. Kerwin provides same-day home-inspection reports, while laboratory results can take 2–4 business days.
Do business days mean calendar days?
No. The published laboratory estimate is in business days. Ask about the timing for your particular request rather than turning the estimate into a guaranteed date yourself.
Will the online request guarantee my preferred date?
No. The request is followed by contact to discuss services, the quote and questions. It is not an instantly confirmed appointment. Share any deadline before booking.

The distinct report and laboratory timelines, confirmed offerings and request-and-follow-up process were supplied by Kerwin Inspections. EPA supplies the general mold-sampling guidance; the Florida consumer guide supplies the insurer-timing context. No outside source is presented as verification of Kerwin’s turnaround.
