Single-family and condo starting prices use their displayed square-footage brackets. Condo prices use the unit's interior/living area and apply to all bedroom counts. These are separate starting estimates, not combined packages. A selected private pool adds $75; either selected private garage type adds $75. Shared amenities need a separate scope discussion. Each additional sample beyond the agreed base scope adds $75; no included sample count is established here.

HOME INSPECTIONS
Single-family starting prices.
| Property type and size | Starts at |
|---|---|
| Single-family home, 800–1,200 sq ft | $450 |
| Single-family home, 1,201–1,500 sq ft | $550 |
| Single-family home, 1,501–2,000 sq ft | $600 |
| Single-family home, 2,001–2,500 sq ft | $650 |
| Single-family home, 2,501–3,000 sq ft | $700 |
| Single-family home, 3,001–3,500 sq ft | $750 |
| Single-family home, 3,501–4,000 sq ft | $800 |
Single-family starting estimates follow these size brackets. Homes below 800 or above 4,000 square feet need a custom quote. Confirm square footage, inspection scope and any pool or garage adjustments before booking.
Condo starting prices.
| Unit interior/living area | Starts at |
|---|---|
| Up to 1,500 sq ft | $350 |
| 1,501–2,000 sq ft | $400 |
| 2,001–2,500 sq ft | $450 |
| 2,501–3,000 sq ft | $500 |
| 3,001–3,500 sq ft | $550 |
| 3,501–4,000 sq ft | $600 |
These prices apply to studios and all bedroom counts, using the unit's interior/living square footage—not the area of the entire building. Above 1,500 square feet, each started 500-square-foot bracket adds $50. Condos above 4,000 square feet require a custom quote.
For condos smaller than the slider's 800-square-foot starting point, type the unit's size directly into the calculator. Confirm balconies, terraces, storage, deeded garages, shared-space scope and any access costs separately. These starting prices do not promise building-wide inspections or included insurance, HOA or laboratory services.
What changes the price?
Home-inspection pricing uses a sliding scale based on square footage and requested private amenities. A selected private pool adds$75. Either selected private garage type adds $75; selecting both adds $150. These charges apply to single-family and condo inspection estimates, not to HOA shared pools or shared parking. Confirm shared-area scope separately when requesting your quote.
If you need new-construction, insurance, termite or sewer-scope services, identify them in your request so the scope and pricing can be discussed together. The home examples above are not a price list for every specialty service.
Mold & air-quality testing.
Mold inspection
From $350Full air-quality testing
From $425Each additional sample adds $75.This charge applies to samples beyond the agreed base sampling scope. A larger home or concerns affecting several areas may require more sampling. We’ll confirm which samples are needed and what your quote includes before booking.
These are separate starting prices. They do not describe a guaranteed combined package or a fixed number of included samples.
When will you receive results?
Two timelines. Two different deliverables.
Home-inspection reports: same-day delivery.
Laboratory results: 2–4 business days. The same-day home-report promise does not apply to laboratory testing.
What happens after a request?
Our request form requires your name, phone number and email. Property details, the service you are considering and notes are optional. After your request, we contact you to discuss scope, pricing and scheduling. Submitting a request does not instantly confirm an appointment.
BEFORE YOU CHOOSE AN INSPECTOR
Compare the scope.
Not just the price.
A lower quote does not automatically mean a poor inspection, and a higher quote does not prove better work. Compare the information you will receive before deciding what represents value for your property.
Compare the scope.
Ask which areas and systems are included, what cannot be accessed and which services are quoted separately.
See how findings are explained.
Request an anonymized sample report. Look for clear observations, supporting photos and stated limitations—not just a long checklist.
Confirm the full quote and timing.
Check add-ons and the deliverable you need. A home-inspection report and laboratory results follow different timelines.
