The short answer
What should you know first?
Mold inspection and mold testing answer different questions. An inspection concerns the property and the observed problem; testing involves samples. EPA says that in most cases, sampling is unnecessary when mold is already visible.
Choosing the service
When does this service fit?
- Homeowners with a musty odor, a suspected mold concern or a past leak who want to discuss an appropriate inspection or testing scope.
- Buyers deciding whether a particular moisture concern needs a separate service beyond a purchase home inspection.
- People considering sampling who want a clear purpose for the test before paying for it.
Is an inspection the same as a mold test?
No. Looking into a property concern and analyzing a sample are different parts of an investigation. A sample may add information, but it does not replace understanding where moisture is coming from or what has been observed in the home.
Describe the rooms involved, when the concern began, any known leaks and whether anything is visible. Kerwin will discuss the requested service and sampling scope before booking. The website does not describe a standard sample count or a one-size-fits-all package.
What question should a sample answer?
A useful starting question is: “What decision would I make differently after receiving the result?” If you already see mold, you may not need a laboratory result to recognize that the moisture problem and affected material need attention. EPA notes that sampling is unnecessary in most cases involving visible mold.
If there is a particular reason to sample, ask how the findings will be interpreted in context. EPA explains that there are no federal mold or mold-spore limits against which a sample can establish compliance. A result is information about a sample, not a universal safety certificate for a building.
Plan before booking
Cost and timing are separate questions.
What does it cost?
Mold inspections start at $350. The final quote depends on the property and the requested scope.
Each additional sample beyond the agreed base scope adds $75. Larger homes or concerns affecting multiple areas may require additional sampling. Confirm the proposed scope and total; no included base sample count is promised here.

Understand report vs. laboratory timingUseful buying questions
Ask these before booking.
- Is sampling useful for my specific concern, or would an inspection and attention to the moisture source be the better first step?
- Which areas are part of the proposed scope, and what could lead to additional samples?
- What will the result help me understand, and what questions will remain unanswered?
- When should I expect the laboratory results, and how will follow-up questions be handled?
Limits and expectations
What should you not assume?
- Testing cannot certify a property as mold-free or guarantee that it is safe for every occupant.
- Sampling does not automatically identify or resolve the source of moisture. Do not treat a result as a substitute for addressing an ongoing leak.
- This service is not a medical diagnosis. Ask a healthcare professional about symptoms or individual health concerns.
- Mold testing is not automatically a test for every indoor air pollutant, and this page does not include a remediation or treatment promise.
Common questions
Mold testing: questions and answers
Do I need testing if I can already see mold?
Not necessarily. EPA says sampling is unnecessary in most cases when mold is visible. Explain the situation before booking so that the purpose of any proposed test is clear.
Can a mold test prove that my home is safe?
No. EPA does not set federal mold or mold-spore limits, and a sample does not establish a blanket health or mold-free guarantee. Results need context and cannot diagnose a person’s symptoms.
Does the $350 starting price cover every home and concern?
No. It is a starting price, not a guaranteed total. Additional samples increase the cost, and larger homes or concerns in multiple areas may require more sampling. Ask for the proposed scope and quote first.
